ResMed Bella Vista: generation on the car park

The Asia Pacific campus at Bella Vista sits on a low-rise site in a business park, which means a large sealed car park and a flat weekday load that lines up with generation. We drew and priced a canopy over the staff and visitor parking to show what the format does on land ResMed already occupies.

The load and the generation are on the same site. A manufacturing and office campus runs a high, flat daytime demand from Monday to Friday, and the car park is full for exactly those hours. Generation on the canopy meets the load where it sits, without touching the roof or the production areas underneath it.

What the canopy does for the site

One site, one decision

This is a single owner-occupied campus rather than a portfolio negotiation. The car park, the load and the balance sheet sit with the same organisation.

The roof stays out of it

A canopy is a new structure sized to the lot, so roof age, roof plant and roof structure stop being the constraint on how much generation the site can carry.

Shade and EV on the same asset

Covered parking is a visible staff benefit on a hot Sydney afternoon, and the canopy is the structure and cable pathway that EV chargers mount to when you want them.

It reads at group level

A flagship Asia Pacific site with onsite generation is legible to a US-listed parent that already reports on renewable electricity at its own facilities.

Why this campus

ResMed reports against group emissions commitments and has installed solar at its own facilities, so the case here is not about persuading anyone that onsite generation is worth having. It is about the one large surface at Bella Vista that is currently doing nothing but hold cars.

The canopy drawn below covers part of the campus parking and delivers 1.03 MWp, about 1.44 GWh a year on site, for $1.97M of base scope. The same screen applies to the rest of the parking whenever the first stage is proven.

Proven on live campuses

Canyon Solar factory-builds solar canopies that turn large car parks into onsite generation and shade. We have delivered them for Woolworths, across six sites, and for IGA, AstraZeneca and CSIRO. The AstraZeneca canopy went up on an active pharmaceutical campus and the client confirmed it was three times faster than in-situ construction, with 75% fewer high-risk on-site labour hours. That is the closest comparison we have to building around a working hospital.

The Grand Canyon

For a lot this size the standout design is the Grand Canyon: a continuous, full-coverage canopy with no gaps over the driving lanes. It gives the highest solar density in our range and a clean roofline that reads as a designed part of the site. Installs can be staged where sections of the car park must stay open.

How to proceed

Own it (CAPEX)

You hold the canopy and all of the generation, on a 30-year design life. Staged if that suits the site.

Hardware as a service (OPEX)

$0 upfront. A service agreement arranged through an independent finance partner; you keep the generation and pay from the savings.

Every canopy is engineered, factory-built and installed by the team that has delivered 16 projects across three states.
